Recent
upgrades to the property include new Edwards Systems
Technology (EST3) fire alarm panels and a 600 kW
emergency generator. The generator is capable of
maintaining all critical fire and life safety systems
as well as security desk operations including surveillance
and telephone.
The
majority of common area restrooms have been renovated
to a new specification created by Perkins Eastman
Architects. The design includes new stainless
steel toilet partitions, black granite counter
tops, polished stone floor tiles, and new ceramic
wall tile.
Weber
& Associates designed upgrades for the 1st and
2nd floor common corridors in Two Greenwich Plaza.
All floors received new ceiling tiles, lighting,
and wallpaper. The 2nd floor also received a new

A
three-level parking garage is situated beneath the
office buildings and is constructed of pre-caste
concrete members, poured concrete columns and waffle-slab
decks. The garage levels are designated as A, B and
C parking levels, with the B and C parking levels
located directly below the office buildings. The
A parking level is at street grade and is owned by
the Town of Greenwich. The B and C parking levels
consist of 700 parking spaces, of which eight are
designated as handicapped spaces. The office buildings
are accessible from the parking garage levels via
the service elevators and interior stairwells that
lead to the plaza level. |

& Access |
Security
is provided 24 hours per day seven days per week.
During normal business hours Monday through Friday,
the property is staffed with a site manager and two
security officers. A Sonitrol card system automatically
locks building entrance and garage entrance doors
from 6PM until 7AM and all hours on weekends. Parking
garage entrance gates require card access at all
times. B and C level parking garage areas contain
17 panic call boxes, which are clearly marked and
attached to red painted columns. These emergency
devises ring to the building two security desk. The
surveillance system is comprised of a digital recording
system with 13 fixed cameras and 1 pan and tilt camera.
Monitored areas include all entrance/exit gates,
loading dock, building lobbies, exterior entrance,
two freight elevators, and A level freight elevator
vestibule areas. Additionally, a pan/tilt camera
scans the landscaped plaza and visitor parking area. |

The
office building superstructures consist of a steel
frame, concrete floors and a metal and concrete roof
deck. Both buildings have column spacing that creates
a floor design with 28’
x 32’ bays. |

Slab to slab ceiling height varies from 11.5’ up

| HVAC |
The
base building HVAC system is centrally cooled by
two (2), water-cooled centrifugal chillers located
in the mechanical penthouse of One Greenwich Plaza.
Both chillers are manufactured by York and have
a cooling capacity of 500 tons each. Heat rejection
from the chiller system is via a cooling tower
mounted on the roof of One Greenwich Plaza. Each
building is served by exposure zoned, perimeter,
2-pipe fan coil units.
Both
office buildings are centrally heated by two
(2), York-Shipley, water tube, low-pressure steam
producing boilers, which have a capacity of 300HP
each. Steam is delivered to the air-handling
units and converted to hot water for delivery
to the fan coil units. The fan coil units are
200CFM-600CFM in capacity, manufactured by Trane
and each zone is equipped with a steam to hot
water converter.
Over
the past 4 years, the control system has been converted
to DDC Andover controls. This system provides centralized
and enhanced control and monitoring functions through
a computer/software interface. As part of the Andover
upgrade, ABB variable frequency drives were installed
on all induction motors used to drive fans and
pumps. As tenant spaces roll over, interior VAV
boxes and ductwork will be installed. Additionally,
DDC fan coil unit valves will be added to the perimeter
loop. |
| Electricity |
Incoming
service to the site consists of a 5,000 Amp, 480/277-Volt,
3-phase, 4-wire capacity system. The available electrical
capacity is provided to each floor via 277/480 volt
feeders, step down transformers and distribution
panels. Each tenant space has the capability of being
separately metered. |
| Energy
Mgmt. |
Greenwich
Plaza initiated an energy savings project during
1996. The project entailed a complete analysis
to be performed on the existing HVAC equipment
serving the cooling and heating needs of the office
buildings. As a result, variable speed technology
was introduced which greatly produced an electrical
energy savings to the property overall. The initial
stage separated the fan coil units that serve the
perimeter offices into four (4) zones. Six (6)
variable speed drives were installed for the secondary
water pumps. The average power demand on the variable
speed pumping system has decreased significantly,
as the flow demand decreased. For further energy
savings, variable frequency drives were installed
on each of the four (4) supply air handler units.
In
addition to the components that were installed
to existing equipment, the Andover Controls software
system was introduced to control the plant. The
result has been more accurate temperature settings
for optimum comfort for tenants. Upgrades to
the HVAC system are expected as the equipment
will require standard repair and maintenance
in the future. |
| Life
Safety |
The
building fire alarm panel is monitored 24 hours
per day, seven days a week, by an outside alarm-monitoring
contractor. The signals received include trouble
areas, smoke intake, and change in pressure through
the sprinkler system and heat detection.
The
office buildings are partially sprinklered with
a wet system and are equipped with heat detectors,
smoke detectors and duct detectors. Standpipes
are located within each stairwell and in the
parking garage.

| Elevators |
Each
office building has four (4) Westinghouse geared
traction, overhead electric elevators operated by
relay logic controllers. In each building, three
(3) function as passenger elevators and serve tenant
floors one through four. One (1) elevator is designated
as the service elevator and provides access to the
parking garage levels as well as the tenant floors.
The service elevator is secured from responding to
tenant floors two through four. A security intercom
system is used for personnel who require access to
these floors. The intercom system will buzz the concierge
who has the control to send the service elevator
to the upper tenant floors. Each elevator (passenger
and service) has a capacity of 3,500 lbs and a speed
of 200 feet per minute. The loading dock is located
on the south side of Two Greenwich Plaza and is accessible
to both buildings via the service elevators that
respond to the A parking level. |
